📍 Why Foundations in Los Angeles Require Expertise
Los Angeles presents some unique challenges when it comes to building foundations:

1️⃣ Slab-on-Grade Foundation
What It Is:
A flat, single-level concrete slab poured directly onto a leveled surface with reinforced rebar or post-tension cables.
✅ Pros:
Affordable and fast to install
Excellent for flat lots
Works well for ADUs and modern single-story homes
No crawl space = fewer pest issues
⚠️ Cons:
Limited access to plumbing and electrical under slab
Not ideal for uneven or sloped terrain
Can crack if not properly engineered for soil movement
📍 Where We Use It:
Perfect for flat builds in Burbank, Arcadia, or ADUs in backyards. We recently used a slab-on-grade for a 400 sq ft ADU attached to our Shenandoah build in Culver City.
2️⃣ Raised Foundation (Crawl Space)
What It Is:
A perimeter concrete footing with piers or stem walls that elevate the home above ground, leaving a crawl space below.
✅ Pros:
Easier to access utilities
Ideal for remodels or additions
Better suited for sloped or uneven lots
Offers natural ventilation and moisture control
⚠️ Cons:
More expensive than slab-on-grade
Can attract pests if not sealed properly
Needs insulation for energy efficiency
📍 Where We Use It:
Raised foundations are common in older neighborhoods of Los Angeles, as well as new builds on slightly sloped terrain. We've used this system for full-home builds in Hollywood and the Valley, where crawl access is important for future upgrades.
3️⃣ Basement Foundation
What It Is:
A fully excavated foundation that includes a livable or utility-grade basement space beneath the home.
✅ Pros:
Adds square footage without increasing footprint
Great for storage, wine rooms, gyms, or ADU conversions
Offers excellent stability and insulation
High resale value in luxury neighborhoods
⚠️ Cons:
Most expensive and time-consuming
Requires excavation and soil stabilization
Needs drainage systems and waterproofing
Limited to areas where zoning and soil allow it
📍 Where We Use It:
While less common in LA due to cost and terrain, basements are rising in popularity in Pacific Palisades, Brentwood, and high-end custom homes in Beverly Hills. When requested, we partner with engineers to design and pour multi-level retaining and basement systems to code.
